T- Thoughts
“If you take risks and face your fate with dignity, there is nothing you can do that makes you small; if you don’t take risks, there is nothing you can do that makes you grand, nothing.” Nassim Nicholas TalebI’ve been thinking about this quote from one of my favorite authors, Nassim Nicholas Taleb. As I’m getting older each day, I’m beginning to get into the habit of looking for patterns in my life. Trying to dissect where I got lucky and where things didn’t work out in my professional and personal endeavors.
I can’t think of one BIG risk I took, whether it was telling someone I loved them and not knowing if my affections would be reciprocated, or taking down an entire subdivision of raw land in a small town in Texas having no idea if those parcels would sell, that I regret.Even going mountain biking this summer in Vail and hurting myself on the mountain I don’t regret. It was loads of fun until it wasn’t and I got a great scar and story from it!I can’t think of one risk I took where looking back it didn’t serve me in some important way.
I learned faster from big mistakes and I gained HUGE amounts of confidence in the risks that paid off allowing me to continue taking on incrementally bigger bets in my life. For those of you just starting your land investing journey, I bet dollars to donuts you were so excited about getting started with the Investors Toolkit you couldn’t sleep that night! It’s an amazing feeling when we are living on that edge of failure not knowing if our new adventure is going to work for us or not. In a real way, we feel most alive in those moments.
The question is, how can we create more of these special ? Email me a story of a risk you took and what you gained from it at mark@thelandgeek.com. I’ll publish the best story next week in the digest so we can all as a community benefit from it!
“It’s not because things are difficult that we dare not venture. It’s because we dare not venture that they are difficult.”— Seneca

This Week on The Art of Passive Income...

On this week’s episode of The Art of Passive Income, Mark welcomes Value Investor and portfolio holder of residential and commercial units, the Equity King himself, Marcus Maloney to the show.Episode NotesMarcus Maloney is a Value Investor and portfolio holder of residential and commercial units with a track record of over 3.3 million in wholesale transactions in multiple states. His remarkable skill of finding real estate opportunities with immense amounts of equity has caused him to be known as the Equity King in the real estate world. He is an active member of the National Association of Realtors (NAR) and the Phoenix Association of Realtors (PAR). Currently, Marcus wholesales properties virtually in various states, which allows him more time to diversify his already extensive investment portfolio through the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy without spending any money out of his pocket. He not only buys and sells; he has purchased and converted several properties into cash-flowing rentals. Presently, Marcus holds seven (7) rentals, 2 of which are commercial units. Adding to the splendor of his skill set, he’s also gone and done the imaginable—purchased a school! He then converted it to a daycare center.
Though Marcus enjoys his successes and the opportunities that come from his fame of turning a marginal profit into a significant equity situation, he had been a high school and college dropout before taking charge of his life. He went from a high school dropout to securing his GED ahead of his classmates, then completing his MBA in 2011 from Olivet Nazarene University. His education and his humble upbringing on 59 acres of farmland form the foundations of his investment philosophy.Listen in as they discuss:
Marcus’s journey into real estate and what his life is like at present. How to recognize the value in your purchases when no one else does. The factors that will increase the equity of your properties. How to convert low equity properties into high equity assets?Planning ahead to secure the best ROI on all your purchases. How to discover great deals in the most unlikely places? The importance of forming great rapport through marketing to build an impressive clientele. Listen in for more details.
