Important Fire Safety Notice to Residents

Dear Roosevelt Landings Neighbors:


Due to the fire in 560/752, the FDNY Bureau of Fire Prevention conducted an inspection of the building and issued violations identifying SERIOUS FIRE DEFICIENCIES that must be corrected by L&M. Many of you wondered about the new fire doors that were installed. Now you know why. 


The Fire Department summons, was issued as a result of several conditions documented by the inspector:

1. Fire Protection Systems Not Properly Maintained

FDNY cited violations indicating that required fire protection systems — such as fire alarms or related safety equipment — were not properly maintained or may not have been functioning as required by law. These systems are essential for detecting fires and limiting their spread.


2. Fire Hazard From Improper Storage / Housekeeping

The inspection identified combustible materials or unsafe storage conditions that increase the risk of fire or allow a fire to spread more quickly.


3. Emergency Exit Safety Concerns

FDNY also cited a violation related to means of egress, indicating that areas required for safe emergency evacuation (such as hallways, stairways, or exit pathways) were obstructed or not properly maintained.


Fire protection systems and unobstructed exits are fundamental life-safety requirements under New York City Fire Code, and L&M is required to promptly correct these violations.

Your Residents Association will continue to monitor the status of these conditions and advocate for immediate correction to ensure the safety of all residents.

Because these issues involve life-safety systems, violations issued by the Fire Department may also be reviewed by other city agencies responsible for housing safety and building compliance. We'll continue documenting conditions and sharing information with the appropriate authorities to ensure that the required corrections are made and we'll be creating an on-line system to record reports from all our residents to help with this vital process. We'll notify you shortly when the reporting form is up and ready for your use on our site. 


Conditions affecting fire protection systems and emergency exits are among the most serious safety issues in residential buildings because they directly affect each residents’ ability to detect a fire and evacuate safely in an emergency. Not only is a fire a hazard to the residents of the unit, but to all the surrounding units as well. 


In a large residential complex such as ours, where thousands of residents may rely on these systems at the same time, the proper maintenance of fire protection systems and safe exit pathways is especially critical.


Residents who observe blocked exits, fire hazards, or malfunctioning fire safety systems should report them immediately to building management, contact 311 to request a fire safety inspection, and log the problem into the system we'll be rolling out shortly. And please, be sure your smoke alarm is in good working order. If you have difficulty doing so yourself, call management and make a maintenance request. If they refuse or fail to help you, document that failure on our system and call 311. 

Residents can review the Bureau of Fire Prevention's summons through the NYC violation database using Summons #014216121P.
